Depending on the size and complexity of the project, the Design & Development phase generally takes four to six months. Construction timelines vary based on the scope of work and are established in collaboration with your builder and project team.Taking the time to make key design decisions before construction begins helps reduce costly revisions and supports a smoother construction process.

What is the typical investment for a project like mine?

The overall investment varies considerably depending on the size of the home and the scope of the project. A whole-home furnishing project may represent an investment of several hundred thousand dollars, while a comprehensive renovation that includes construction, furnishings, and professional fees will often exceed $1 million. For larger homes or projects involving extensive architectural changes, custom millwork, and a higher level of finish, the total investment can reach $2–3 million or more.Because square footage, construction scope, level of customization, and material and furnishing selections all have a significant impact on cost, there isn’t a single starting number that accurately represents every project we take on. During our initial conversations, we’ll talk openly about your anticipated investment and whether it aligns with the scope of what you’re hoping to accomplish.

How are you compensated for your design services?

Our projects are structured in three phases, each with a fee model designed to reflect the nature of the work.Following the initial consultation, our projects begin with Design Discovery, offered at a flat fee. During this phase, we get to know you, your home, and your goals while developing the overall creative direction and defining the scope of the project.Following Design Discovery, we prepare an agreement for the larger Design Development and Implementation phases based on the scope established through the discovery process. Design Development is typically provided for a flat fee based on the scope and complexity of the work, while Implementation (production, procurement, and construction observation) is billed hourly. Because Implementation involves coordinating with multiple third parties such as architects, contractors, vendors, craftspeople, and other project partners, an hourly structure provides the flexibility needed to respond thoughtfully as the project evolves.For furnishings and materials purchased on your behalf, we use a net-plus structure, adding a percentage to our cost to account for overhead not otherwise reflected in our design and implementation fees. We purchase directly through our network of manufacturers and trade vendors at preferred wholesale pricing.
